Dear Chairman and Board Members:
We have received and reviewed the following materials submitted in conjunction with the referenced application:
“Minor Subdivision Plan, 156 Willow Drive, Lots 4 & 5, Block 8901, Township of Jackson, Ocean County, New Jersey”. The drawing, consisting of 1 Sheet, has been prepared by Charles Surmonte, NJPELS #35885. The drawing is dated 08/25/2025 with no revision dates indicated.
“Outbound & Topographic Survey, 156 Willow Drive, Lot 19, Block 8901, Township of Jackson, Ocean County, New Jersey”. The drawing, consisting of 1 Sheet, has been prepared by Charles Surmonte, NJPELS #35885. The drawing is dated 09/08/2025 with a latest revision date of 08/20/2025 indicated.
The applicant seeks minor subdivision approval so as to establish two (2) new building lots on the subject property. B. General Comments
Environmental Considerations- Based on our review of the Ocean County Soil Survey as well as NJDEP Geoweb information, environmental concerns relating to freshwater wetlands would not be a consideration in conjunction with this application. However, the applicant should indicate any comments which have been received from the local Environmental Commission.
Utilities- The submission materials indicate that water and sewer service will be provided by private individual well and septic systems. Any approval which may be granted would be conditioned upon Jackson Township Municipal Utility Authority review and approval.
Existing Road Improvements- The submitted plan indicates that no curbing or sidewalk exists adjacent to Willow Road. The subdivision proposal does not provide for the installation of these improvements. Any waiver which may be granted would be conditioned upon payment into the Townships Pedestrian Safety Fund.
The map shows a gore area between New Lot 5.02 and existing Lot 6. The map shows improvements within the gore area for access to proposed Lot 5.02. The applicant should be prepared to address possible solutions for this issue.
Design/Submission Waivers Required – None.
Outside Agencies- The applicant should be prepared to address the current status of the following agency approvals/permits which will be required in conjunction with any approval the Board may grant:
Jackson Township Municipal Utility Authority
Jackson Township Environmental Commission
Ocean County Planning Board
Ocean County Health Department

The map will need to be revised to be in accordance with the following Township requirement:

The outbound survey and subdivision shall be in New Jersey State Plane Coordinates, North American Datum, 1983.
