WYMONDLEY PARISH: THREE MORE DEVELOPMENT SITES?

Little Wymondley • Great Wymondley/Hitchin edge • Todds Green/Lower Titmore Green

THIS IS NOT JUST ONE SITE

North Herts Council's latest Call for Sites includes THREE submissions in Wymondley Parish. None is allocated or approved at this stage - but sites that progress could become allocations in the new Local Plan. Residents can comment NOW, before the Council decides which sites should be tested further.

30. Wymondley Parish

The three red-outlined submissions shown on the Parish Council map.

1 • LITTLE WYMONDLEY SITE 49134

2 • GREAT WYMONDLEY / HITCHIN EDGE SITE 49077 3 • TODDS GREEN/Lower Titmore Green SITE 49000

Land adjoining 1 & 2 Ninesprings, Hitchin Road Land between Todds End, Todds Green and Lower Titmore Green

RESIDENTIAL RESIDENTIAL OR DATA CENTRE 6.63 hectares 23.73 hectares.

Between Siccutt Road and Arch Road

UP TO 98 HOMES 4.69 hectares

Promoted by Charterhouse Strategic Land. 2 • GREAT WYMONDLEY / HITCHIN EDGE SITE 49077

No dwelling number is stated. 3 • TODDS GREEN/Lower Titmore Green SITE 49000

AND THIS COMES AFTER WY1 - UP TO 300 HOMES IN LITTLE WYMONDLEY

North Herts' Planning Control Committee resolved in August 2026 to grant outline permission for up to 300 homes at WY1, subject to the legal agreement and conditions.

THE QUESTION IS CUMULATIVE IMPACT

These sites must not be looked at as isolated coloured shapes on a map. The Council should assess what further development would mean when added to WY1, existing traffic, schools and health services, drainage and flood risk, water supply, sewerage, landscape and the rural gaps between settlements.

Cllr Paul Harding Chair of the Wymondley Parish Council says

"This consultation document sets the scene for the new local plan that will define the way North Hertfordshire develops up to 2040.

I urge everyone to take the opportunity to make your voice heard and make clear the impact developing these sites for potentially hundreds more houses will have on our villages. Protecting the Green Belt and resisting development that our infrastructure cannot cope with is essential to retaining the essential sense of community that everyone has chosen to live in"

NHDC will also be holding in-person events where you can stop by and speak to them directly about the plan-making process and the documents that they are producing: The closest one for Wymondley Parish is Graveley Village Hall - 27th October 2.30 to 5.30 other locations and dates available see the NHDC website

WHY RESIDENTS SHOULD LOOK AT ALL THREE SITES

LITTLE WYMONDLEY: ANOTHER 98 HOMES?

Site 49134 would add up to 98 homes between Siccutt Road and Arch Road on top of WY1's up to 300 homes. Residents can ask for a proper cumulative assessment of flooding, highways, air quality, water, sewerage, schools, health provision, public transport and village character - not an assessment of 49134 in isolation.

GREAT WYMONDLEY / THE EDGE OF HITCHIN: WHERE DOES DEVELOPMENT STOP?

Site 49077 is 6.63 hectares adjoining Ninesprings on Hitchin Road and is proposed for residential development. The Parish Council describes Wymondley as a rural parish set in a rolling Green Belt landscape, and Great Wymondley is a conservation area. Historic North Herts Green Belt evidence identifies land around the eastern/south-eastern edge of Hitchin as making an important contribution to Green Belt purposes. The exact relationship of the new 49077 boundary to the current Green Belt should be explicitly confirmed by NHDC. Residents can ask whether development here would extend Hitchin's built edge into the countryside and erode the separation and rural setting of nearby settlements.

TODDS GREEN: 23.73 HECTARES FOR HOUSING OR A DATA CENTRE?

Site 49000 is much larger: 23.73 hectares between Todds End, Todds Green and Lower Titmore Green, submitted for residential development OR a data centre. If a data centre is seriously considered, the Council should publish and test the likely electricity demand, water demand and cooling strategy, noise, backup generation, traffic, landscape effects and grid infrastructure required. A data centre should not be treated as a generic 'employment' use without understanding its actual resource and infrastructure requirements.

WATER: THIS IS NOT A THEORETICAL ISSUE

North Herts introduced hosepipe restrictions in July 2026 after prolonged hot, dry weather and exceptionally high demand. The Environment Agency's latest drought reporting still lists Affinity Water temporary-use restrictions covering Hertfordshire. Affinity Water itself says high demand in hot weather can reduce water pressure. Against that background, the water-supply implications of major new housing and any water-dependent data-centre cooling must be evidenced before sites are selected.

FLOODING, ROADS AND INFRASTRUCTURE

The Environment Agency's flood-warning area includes Little Wymondley and parts of Hitchin around Ninesprings. The Council's own Call for Sites process says barriers such as flood risk and lack of infrastructure are relevant to whether a site is achievable. Residents should use local knowledge: where water collects, roads queue, pavements are inadequate, sewers struggle, pressure drops, or services are already stretched.
