Site Description and Existing Use	• Located within Piccadilly Ward, to the southwest of Piccadilly Station.• Bound by Charles Street to the north, Sackville Street to the east, UoM's Department of Mechanical, Aerospace and Civil Engineering to the south and Princess Street to the west.• Located within the northern part of UoM's Campus.• Site comprises Pendulum Hotel (southeast portion), Weston Halls of Residence (to the northeast / north - with Echoes Day Nursery on ground floor) and Princess Street Ibis Hotel (to the northwest).• A culverted section of the River Medlock runs beneath the southern area of the site.
Planning History	• LPA ref: 035997 – Approved 29 March 1990 (implemented) ○ Description: Erection of a part 5, part 6 storey student accommodation block incorporating conference facilities• LPA ref: 118062/FO/2017 – Approved 16 March 2018 (implemented) ○ Description: Change of use of ground floor unit to incorporate Echo's Day Nursery – relocated from the IQ Echo Street site.in order to facilitate the redevelopment of that site
Land Ownership	• Under a long leasehold interest (which we understand is sufficient for them to develop the site), IQ own land comprising the Weston Hall and Pendulum Hotel buildings; the freehold of this site is owned by UoM. The surface car park area to the west is also owned by the UoM. The IBIS Hotel to the north-west is owned by Accor Investments.
