frontages along key routes including Greenheys Lane, as well as activating the new public realm. • Feasibility studies by BDP have been prepared in support of the SRF and underpin the capacity assessment. • Moving forward, planning proposals will need to be carefully interrogated and justified in relation to their scale, construction and operational management, and more generally in relation to their potential impact on the amenity of existing residents. Any application will require a carefully considered process of community consultation and engagement. • Our recommendation is to maintain dialogue with UoM and encourage them to bring forward this site. Also, as the application is in close proximity to Hulme residents and will face scrutiny, there will be a role for MCC to seek to support constructive dialogue. Ultimately the LPA will need to assess planning proposals on their specific merits with regard to the development plan and other material considerations.
14) St Gabriel's LodgeSisters of Cross and PassionApplication submitted Nov '22318Amber2025• Area to the south of Hathersage Road is principally characterised by residential uses, comprising mix of student accommodation and owner occupier dwellings. • The scheme provides PBSA in a mixed use area close to the Universities and the high frequency Oxford Road bus corridor. • The site is currently derelict following the cessation of its former use as student accommodation. • The proposed development will regenerate the site, removing poor quality buildings whilst retaining and refurbishing the site's non-designated heritage assets. • The are no obvious, insurmountable development management issues and the applicants have submitted viability evidence which shows that the scheme is deliverable.
