Site Description and Existing Use • Located within Deansgate Ward and sits within the Southern Gateway immediately to the south of the First Street Development Framework area. • Bounded by Chester Street, Cambridge Street, Mancunian Way to the south and Wilmott Street. Cambridge Street junction is located immediately to the southeast • Currently comprises Unite Student New Medlock House student accommodation - 146 student apartments within c.8 storey building.

Adjacent Land Uses & Impact Considerations • First Street Development Framework area to the north of the site. The plot immediately to the north which is owned by Manchester City Council has been identified for commercial development or possibly housing, where that would contribute to Manchester's overall needs in terms of ensuring a balanced housing supply in line with Core Strategy Policy H1 Overall Housing Provision. • Immediately to the north and west is First Street Plot 11 whihc is under construction as a co-living scheme. • The area to the north and east is mixed use comprising largely residential uses and PBSA. The MMU campus is also in close proximity on the opposite side of the Cambridge Street junction. • Beyond the Mancunican Way to the south is residential accommodation for the established community in Hulme. • Immediately to the site to the west is Unite Students Parkway Gate scheme.
