The W 8th Street Master Plan is included on the coming pages. This master plan is organized into 5 sections, which are included from east to west. These sections were delineated to provide an appropriate scale and show streetscape components for each section.
The W 8th Street Master Plan includes continuous sidewalks and tree lawns in addition to street trees, curbing, pedestrian-level lighting and high visibility crosswalks throughout the corridor. Due to inconsistencies with the right-of-way, the roadway had to be shifted slightly to the north in order to provide continuous sidewalk and street trees on the south side of the corridor.
As the W 8th Street corridor redevelops, the preferred street concepts should be used to guide streetscape improvements. The preferred concepts for W 8th Street are shown to the right and labeled A, B and C. Improvements for each of the 5 sections should be guided by these concepts and are labeled with the respective concepts in this section. It should be noted that these are concepts and it is likely that the components and dimensions could change during schematic design or other more detailed implementation phases.
The first two areas of the W 8th Street Master Plan should use the East Preferred Concept. This concept establishes tree lawns and sidewalks on both sides of the street, which should be consistently provided throughout the W 8th Street corridor.
Area 3 should use the Central Preferred Concept to guide streetscape improvements. This concept includes rear-angle parking on the north side of the street, and thus should be utilized for right-of-way in front of Colony Plaza.
Areas 4 and 5 should use the West Preferred Concept. This concept is nearly identical to the East Preferred Concept, with one exception. The Township will need to acquire some right-of-way to maintain a consistent lane configuration and consistent sidewalk and tree lawns on both sides of the street. This is desirable to accommodate all modes of travel and establish cohesiveness along the corridor.
