The concept on this page represents W 12th Street in the District. The right-of-way for this stretch is approximately 70 feet.
Vehicle Travel Lanes: 4 lanes, 11 feet wide each
Center-Turn Lane: 1 lanes, 12 feet wide
Tree Lawn: 7 feet wide on the south side, 10 feet wide on the north side. Both tree lawns would provide generous buffers from the street.
Sidewalk: 5 feet wide, north and south sides
Additional green space is shown on either side of the street due to the existing large public right-of-way. The width of additional green space may need to be adjusted to better accommodate private development in certain locations along the corridor.
This is the preferred concept for W 12th Street. Existing conditions on W 12th Street limited the number of potential concepts. Daily vehicle traffic on W 12th Street is the highest in the district and, as such, it would be unrealistic to reduce the number of lanes. Additional green space is shown between the sidewalk and the private realm. This space should be landscaped and designed to both screen from parking and create an interface between the public and private realm. It also provides opportunities for rain gardens and other green stormwater solutions.
