- The presence of other indoor recreation providers in the market will remain the same.
- The center will be operated by Township staff.
- The building identified for the Shared Building Model is a total of approximately 40,000 square feet. The building would provide space for the Millcreek Township Parks and Recreation Department, as well as approximately 10,000 square feet of leased space for a third party entity. No partnerships with other organizations have been shown in this operations plan for the Recommended Program.
- The minimum wage in Pennsylvania (or nationally) is projected to be $14.00 in 2027.
- Full-Time Employees (FTE) represent all new staffing and has been confirmed by Millcreek Township staff. For each full-time position a benefit multiplier of 40% was used based on previous budgets.
- The building will be cleaned and maintained by a contractor, supplemented by part-time staff.
- There will be a high level of programming in the center. Most all programs and services will be offered by Township staff on an hourly or contract basis.
- Revenues for the center are based on a reasonably aggressive estimate of program revenue, and rentals at the center with minimal membership and admission fees.
- In developing the program and rental model, the team prioritized recreation activities and events Monday-Friday and rentals on Saturday and Sunday.
- No internal charge backs have been factored into this plan to account for; HR, IT Support, Building & Grounds, Marketing, etc.
- Bank charges are calculated at 3% of revenue generation expected to be from credit card usage.
- A capital replacement allocation has been recommended. B*K is strongly recommending that during the first full calendar year of operation, dollars are allocated to this sinking fund. If the department were to do that, they would have access to substantial balances in years 3-5 to replace equipment and make small improvements to the facility.
- oUtilizing current lease rates, the space is capable of generating approximately $150,000 annually.
- oThe plan has contract services built into the plan for specialty items such as Heating Ventilation Air Conditioning (HVAC) maintenance, fire suppression, fire alarm, etc.
