Market Opportunities:
- The location is a significant opportunity. The construction project takes on the form of a renovation. Additionally, based on the amenities included in the facility, there will be a built-in market for rentals and programs.
- The site large and adjacent to a Township park (Zuck Park) presenting both indoor and outdoor opportunities.
- The alternative service providers in the Township do not have a significant focus on recreation programming for the full family. The current programming serves adults and youth, but not simultaneously. These are two significant markets within the community that are currently seeking services and facilities outside the community.
- The Township has an existing Recreation Department that has a history of doing more with less. They have currently maxed the use of the Asbury Barn Recreation Center and will not be able to expand programs and opportunities without new space. As they enter a new facility they will be adept at filling the space and creating new opportunities to meet the needs of all age groups and demographics while continuing to serve existing markets.
- Given the location and subsequent weather associated with Erie, there is a need for indoor community recreation space. Providing an opportunity for indoor walking and programming is essential to the community. It is also important to note that a facility of this nature can develop a sense of community.
- As is the case with many municipal agencies there is an acute lack of gymnasium space outside of the school district facilities.
