Stockport Local Plan to 2042: Publication version (regulation 19)
Proposed allocations have been identified following a site selection methodology that accords with the sequential approach set out in the NPPF. The two sites above have been identified as potentially suitable for employment development to help meet the logistics/warehousing need.
The policy requirements set out for each site are intended to ensure that development is acceptable in planning terms.
The requirement for design codes ensures that schemes of a significant size will deliver good design and be delivered in a holistic way. Linked to this, phasing strategies are important in setting out how large developments will be delivered and when any other requirements of a scheme will be delivered to ensure that the relevant infrastructure is delivered at the correct time. It is important that local communities are involved at an early stage and in line with other requirements under part 3 of this policy. The NPPF sets out the benefits of early engagement and consultation.
Planning applications must include details of how and when required infrastructure improvements will be delivered, ensuring that the scheme is, and remains, acceptable in planning terms. This is not intended, at this stage, to be an exhaustive list of site-specific policies.
BUS 4: Employment uses outside of designated employment areas

would be accessible by walking, cycling and public transport;
can provide appropriate vehicular access and parking provision in accordance with policies INF 14 and 15;
would not be detrimental to the amenity of neighbouring land uses;
would not be detrimental to the character and appearance of the immediate surrounding area;
would be in accordance with policy HOM 3 in respect of protecting residential land supply;
would satisfy the sequential test in policy CEN 4 where main town centre uses are proposed; and
would not conflict with other policies.
