Stockport Local Plan to 2042: Publication version (regulation 19)
The overall mix outlined in the current HNA (2025) for market housing recommends an overall need for approximately 75-80% houses, 5-10% flats, and 10-15% accessible accommodation.
The overall mix outlined in the current HNA (2025) for affordable/social rented housing is approximately 60-65% houses, 25-30% flats and 5-10% accessible accommodation. For shared ownership properties, the equivalent figures are 75-80% houses, 10-15% flats and 10-15% accessible accommodation.
It is important to recognise that there are significant differences between the needs of different areas of the borough. The HNA provides a detailed assessment of these needs and so developers should have regard to this evidence base. We will use this to inform negotiations between the Council and developers and to determine the appropriate mix of housing.
The needs of the borough may change over time. New developments should therefore have regard to the most up-to-date assessment of housing need.
HOM 5: Affordable housing
To address the significant affordable housing need in Stockport, all major housing development (10 or more homes) will be expected to deliver affordable housing on site, meeting a range of affordable housing needs. Tenure prices will be linked to incomes in the borough and not linked to the value of properties.
Affordable housing is not an optional requirement and must be factored into the price paid for the site in question.
Development proposals will be expected to deliver at least the following proportions of affordable housing:
