HOM 2.27 Jenny Lane
i. The form, position, density, appearance and design of any new development shall reflect the existing context of the site including the Grade II listed Moor Farm and the Birch Cottage and consider the delivery of highway facing dwellings complete with front and rear gardens, whilst ensuring that development makes effective use of the land.
- HOM 2.29 High Lane Farm (Woodley)
- HOM 2.30 Sanderling Road
- HOM 2.31 Compstall Road North
In order to minimise and mitigate harm to the Grade II Listed Baker Cottage, a buffer zone should be included, in the form of open undeveloped grounds complete with landscaping sited between the dwelling at 67-79 Oxford Drive and the curtilage of the designated heritage asset. The buffer zone should include no built form other than an access road and associated infrastructure, which shall be sited away from the designated heritage assets.
The mature planting on the southwest boundary of the Grade II listed Baker Cottage and to the west and north boundaries of the site shall be retained.
Applications for development of this site must have specific regard to National Grid guidance on safe development near to overhead lines92 and associated design guidance93.
Development must not prejudice the future delivery of new road infrastructure within the A6-M60 Protected Corridor.
The development shall consider providing a buffer of undeveloped strip of land and/or soft screening between the development and the adjacent non-designated heritage assets, including the Locally Listed Gothic Lodge/Farm and Greyhound Inn included on the GMHER.
