Stockport Local Plan to 2042: Publication version (regulation 19)
Applications for development must take appropriate account of, and not impact, the structural integrity of the infrastructure of the Peak Forest Canal.
Applications for development must not result in a net increase in flows to the culvert underneath the Peak Forest Canal.
Applications for development must take appropriate account of historic drainage to the Peak Forest Canal and ensure robust protection measures are adhered to in the interest of protecting the canal from contamination and pollution.
Any development of the site must be outside the zone of influence for Hyde Bank Tunnel.
The total number of affordable homes built on the site should equal no less than 40% of homes built on the part of the site which is removed from the Green Belt by this plan plus the number of homes required to be affordable on the remaining part of the site by policy HOM 5.
Applications for the development of this site must take appropriate account of and mitigate for any unacceptable adverse impacts on the nearby SBIs of Peak Forest Canal (South), and Kirk and River Woods, in accordance with Policy ENV 1.
The site’s redevelopment shall secure the retention and conversion of the C19 structures on site, located to the south off Oakwood Road, which are non-designated heritage assets for the purposes of the NPPF and the Local Plan included on the GMHER and identified as key historic asset in the Peak Forest Conservation Area. Any demolition (total or partial) or substantial alteration of any non-designated heritage assets on site would have to be supported by ‘clear and convincing’ justification for the purposes of the NPPF and the Local Plan.
New development shall be responsive and sympathetic to the existing non-designated heritage assets and be limited to 4 storeys, in scale remaining ancillary to the C19 Romiley Board Mill buildings. Applications for development on site shall also consider the retention of the historic stone wall along Oakwood Road to the north portion of the site.
