# RESOLUTION OF MEMORIALIZATION OF THE JACKSON TOWNSHIP RENT LEVELING BOARD

# RESOLUTION No.: 2024-28

RE: ALL SEASONS, LLC

Application for Rent Increase for Real Estate Taxes

BE IT RESOLVED, by the local Rent Control Board of the Township of Jackson, County of Ocean and State of New Jersey, as follows:

WHEREAS, ALL SEASONS LLC, has duly filed an application seeking a rent increase effective 2023, based upon increase in real estate taxes; and

WHEREAS, proper notice of the application was provided by the applicant as required by Ordinance; and

WHEREAS, a public hearing was held on said application on November 14, 2024, in the

Municipal Building of the Township of Jackson at which time the applicant provided evidence

as to the accuracy and appropriateness of the rent increase as referenced in the application;

and

WHEREAS, the Board accountant, Carmen J. Memoli, of the firm of Memoli & Company,

PC, has reviewed the application and finds the same to be accurate; and

WHEREAS, said Board having considered said application, testimony and exhibits submitted, if any, makes the following findings:

1. The monthly per unit increase is $0.93 per lot

2. The number of units was accurately stated at 58.

3. The total license fee of $600.00 was paid and the approximate license fee allocation for each site is as set forth in the application at $0.86 per month for each site.

4. The analysis provided with the application was footed and cross-footed for accuracy.

NOW, THEREFORE, BE IT RESOLVED, by the said Board that on this  9 day of Jan. 2025

December 2024, based upon the findings herein above stated, the application is hereby

granted subject to the following conditions, together with all stipulations of the applicant:

1. The application of the applicant for an increase in rent based on an increase in real estate taxes is hereby approved.

2. The monthly per unit increase is $0.93 per lot

3. The total rent for each site effective January 1, 2025 shall be as set forth on Schedule A attached hereto and made a part hereof.

RE: Application-All Seasons, LLC, Real Estate Tax Surcharge Increase-2025

Dear Board Members:

Enclosed please find the proposed Real Estate Tax Surcharge Increase for All Seasons, LLC for the above referenced application.

The Real Estate Taxes for the entire complex increased a total of $648.06 from 2022 to 2023. There are a total of 58 units in the complex. Therefore, the monthly per unit increase is $0.93 ($648.06 / 58 / 12) per unit. This increase will be effective for January 1, 2025.

In reviewing this application, we found a complete application without any issues or discrepancies.
