Re: Adventure Crossing Phases III & IV Lot 1.01 in Block 3001 Trip Generation Analysis Jackson Township, Ocean County MRA File No. 17-111
McDonough and Rea Associates (MRA) has conducted a Trip Generation Analysis for revised plans for Adventure Crossing, Phases III and IV. Plans prepared by Professional Design Services (PDS) show the following elements for Phases III and IV.
➤ Phase III-252 townhomes
➢ Phase IV-207 townhomes, 46 affordable apartments
MRA had previously prepared a Traffic Impact Analysis for the previous Phase III and IV proposals. The previous Phase III proposal consisted of the following:
48 special needs beds
428 market rate apartments
70,000 SF of office/retail space
The previous Phase IV proposal consisted of the following elements:
➤ A 134-room hotel
▶ A wave pool
➢ A 70,000 SF indoor water park
MRA previously prepared a Traffic Impact Analysis for all phases of Adventure Crossing, last revised on December 28, 2022, with a finding that all studied intersections will operate acceptably for peak summer conditions. The purpose of this Trip Generation Analysis is to compare the new trip generation from the revised Phase III and IV plans to the previous trip generation utilized by MRA for the previous Phase III and IV plans.
