Jackson Township Zoning Bd. of Adj.

-5

BUTTERFLY ROAD/EAST VETERANS HIGHWAY/GRAND BOULEVARD

Findings at this off-site signalized intersection, were that existing no-build levels of service will be maintained following the completion of the office building. Specifically, intersection will operate at level of service “B” for both the AM and PM peak street hours for both the no-build and build conditions with minimal increases in delay at the intersection as a result of the office building construction. Therefore, this intersection will operate within acceptable traffic engineering parameters.

SITE PLAN & PARKING

The Site Plan, prepared by PDS, shows a full access driveway to Butterfly Road and a right-in/right-out driveway from and to the westbound lanes of CR 528. A total of 93 parking spaces are required by Jackson Township code and 93 spaces are provided, including credits for EV ready parking spaces (10 spaces). Full circulation around the building is provided and circulation lanes have been provided with No Parking-Fire Lane pavement markings.

CONCLUSIONS

It is concluded, based on MRA's analysis of the proposed 18,600 SF office building on the northeast corner of Butterfly Road/East Veterans Highway, that it can be approved and operate compatible with future traffic conditions in the area. Both driveways to East Veterans Highway and Butterfly Road will operate within acceptable traffic engineering parameters for peak hours for the 2035 design year. The off-site signalized intersection of Butterfly Road/East Veterans Highway/Grand Boulevard will be minimally affected by traffic from the office building and will continue to operate at level of service "B" for the 2035 design year for the build condition.

A representative of MRA will be in attendance at an upcoming Jackson Township Zoning Board of Adjustment meeting to provide expert testimony and answer any questions Board members, Board experts or the public may have. Very truly yours,
