5. Conducted level of service capacity analyses for the site driveways to Butterfly Road and East Veterans Highway and for the off-site signalized intersection of East Veterans Highway/Butterfly Road/Grand Boulevard..
6. Reviewed the Site Plan with respect to adherence to proper traffic engineering principles, availability and accessibility of the parking supply, etc.

The following report sets forth our findings and conclusions.

EXISTING CONDITIONS

The property is located on the northeast corner of East Veterans Highway and Butterfly Road. East Veterans Highway is a major east/west Ocean County arterial designated as CR 528. In this area, CR 528 generally runs in a north/south alignment. Butterfly Road is a 2-lane local roadway running along the southern boundary of the property. Butterfly Road intersects East Veterans Highway at a signalized intersection opposite Grand Boulevard.

EXISTING TRAFFIC VOLUMES

Traffic volume data was collected by conducting manual turning movement counts at the intersection of Butterfly Road/East Veterans Highway/Grand Boulevard. Existing peak hour traffic volumes are shown on Figure 2 in the Appendix.

TRIP GENERATION/DISTRIBUTION

Estimates of traffic to be generated by the office building were made after consulting data published in the 12th Edition of the ITE Trip Generation Manual. Table I illustrates the anticipated AM and PM peak street hour traffic flow.
