In accordance with your authorization, our office has reviewed this application for Preliminary and Final Major Site Plan, dated 1/8/26, with revisions through 8/27/26, and offers the following comments below:
Revise the plans to provide a tree preservation and removal plan to include existing tree information and tree replacement calculations, for further review and in accordance with Section 405-5. Currently, the Applicant has not provided removal and replacement calculations. Also, provide a note that a tree removal permit shall be secured prior to any site disturbance.
Provide a note on the landscape plan indicating that trees are to be field located in areas near the proposed woodline to fill in existing gaps, prevent disturbance to the existing trees, and ensure new landscaping will properly establish.
Revise the 'Landscape Notes', sheet 11 of 16, to remove Note #4D, as current industry standards does not endorse the use of biodegradable tree wrap. Instead, provide rigid, plastic open mesh trunk guards, as indicated within the planting detail. Also, revise Note #2C, to indicate that the tree's root flare should be visible and at final grade.
A field meeting should be scheduled with our office to review existing site conditions.
