The definition of Lot Width is the shortest horizontal distance between the side lot lines measured through the midpoint of a line parallel to the front lot line located at the minimum building setback line required in the zoning district where the lot is located.
The definition of Lot Depth is the shortest distance between the front lot line and a line drawn parallel thereto through the midpoint of the rear lot line.
As indicated on the Pinelands Commission Certificate of Filing “Prior to Commission issuance of a letter advising that any final municipal subdivision approval may take effect, documentation must be submitted to the Pinelands Commission that the existing standard septic system located on proposed Lot A depicted on the above referenced plan has been converted to one of the alternate design septic systems on the enclosed list.”
Per §244-87C(2)(b) the minimum lot width if served by an alternate design pilot program treatment system is 125 ft, whereas New Lot B is approximately 35 ft. A variance may be required.
