DuBois and Associates, L.L.C. (DuBois) has been retained by Shlomo Horowitz to prepare an Environmental Impact Statement for the construction of a 15,000 square foot commercial office building, a 12,750 square foot warehouse building and a 1,575 square foot commercial storage building and parking areas on a 6.11-acre site within Block 22401, Lots 7-12 (the site) located within Jackson Township, Ocean County, New Jersey. As part of the redevelopment, disturbed wetland buffer areas are proposed to be restored and revegetated in accordance with the approved wetlands buffer restoration plan. All new clearing, grading, and construction activities are limited to designated disturbance areas outside regulated wetlands and required buffer setbacks. Pursuant to the Township of Jackson Land Use and Development Regulations, Chapter 244-189, an Environmental Impact Statement (EIS) has been prepared for the proposed project. (herein termed, “the project site”). This report presents an inventory of existing environmental conditions at the site, an assessment of the probable or potential impact the development may have upon environmental conditions at the project site and in the surrounding area, and provides an overview of measures taken to minimize any adverse environmental impacts that may be caused by the project.
As outlined within the context of this EIS, the proposed project is situated on a developed site within the Pinelands Area and will therefore comply with the planning agenda within this area of Jackson Township and the New Jersey Pinelands Commission (NJPC).
