Hope Chapel Road Zone: PM-1 OLA File No.: JKPB-23-452 Dear Chairman and Board Members: We have received and reviewed the following materials submitted in conjunction with the referenced application: 1. “Preliminary and Final Major Site Plan for RAM Development, LLC, Proposed Industrial Park, Block 22301, Lots 3.01, 17, and 20-24, Township of Jackson, Ocean County, New Jersey”. The drawings, consisting of Thirty-Four (34) Sheets, have been prepared by Dynamic Engineering Consultants, PC, and are signed by Robert J. Culucco, III, NJPE #55851. The plans are dated 05/20/2022, with a latest revision date of 01/26/2026. Resolution #2024-20 memorialized on 05/06/2024, granted Preliminary and Final Major Site Plan for development of a warehouse development. Based on the Municipal Land Use Law the general terms and conditions of the site plan approval are protected until 05/06/2026. The current application seeks to extend the protection time to 05/06/2027. The applicant would have 2 one-year extensions available. Approval of any time extension application should be conditioned upon the following: 1. Any changes in zoning that would impact the site/approval. 2. Testimony satisfactory to the Board relative to the need for the requested extension. 3. Testimony to the Board detailing any proposed modifications to the subdivision which deviates from the original approval. 4.
