III. ZONING

A. Use:

  1. The subject tract is located on 2 lots within two different zoning districts. Lot 20 is located in the R-1 – Residential Zoning District (§244-47) and Lot 31 is located in the R-20 – Residential Zoning District (§244-48).
  2. The Applicant seeks minor subdivision approval for a lot line adjustment in order to increase the lot size of existing Lot 31 which is located in the R-20 zone and decreasing the lot size of existing Lot 20 which is located in the R-1 Zone.
  3. Per §244-47A(3) detached single-family dwelling units are a permitted use.
