# RESOLUTION OF MEMORIALIZATION OF THE JACKSON TOWNSHIP RENT LEVELING BOARD

RE: SHADY LAKE PARK
Application for Rent increase for Real Estate Taxes
BE IT RESOLVED, by the local Rent Control Board of the Township of Jackson, County of Ocean and State of New Jersey, as follows:
WHEREAS, SHADY LAKE, has duly filed an application seeking a real estate pass-through
rent increase effective June 1, 2024, or in accordance with the lease renewal date, whichever is
later, based upon increase in real estate taxes; and
WHEREAS, proper notice of the application was provided by the applicant as required by Ordinance; and
WHEREAS, a public hearing was held on said application on May 23, 2024 in the Municipal Building of the Township of Jackson at which time the applicant provided evidence as to the accuracy and appropriateness of the rent increase as referenced in the application; and
WHEREAS, the Board accountant, Carmen J. Memoli, of the firm of Memoli & Company,
PC, has reviewed the application and finds the same to be accurate; and
WHEREAS, said Board having considered said application, testimony and exhibits submitted, if any, makes the following findings:
1. The monthly per unit increase is $1.03 per lot.
2. The number of sites was accurately stated at 36.

3. The total license fee of $200.00 was paid and the appropriate license fee allocation for each site is as set forth in the application at $0.46 per month for each site.
4. The correct old base rent for sites 1-36 was included in the application.
5. The analysis provided with the application was footed and cross-footed for accuracy.
WHEREAS, the Board has determined that the application for rental increases should not be effective until after the Board has had the opportunity to review and vote on the applications;
NOW, THEREFORE, BE IT RESOLVED, by the said Board that on this 24 day of June,
2024, based upon the findings herein above stated, the application is hereby granted subject
to the following conditions, together with all stipulations of the applicant:
2. The monthly per unit increase is $1.05 per lot.
1. The application of the applicant for an increase in rent based on an increase in real estate taxes is hereby approved.
3. The old base rent for sites 1-36 was correctly stated in the application. The total rent for each site commencing June 1, 2024, shall be as set forth on Schedule A attached hereto and made a part hereof

RE: Application- Shady Lake Park, Real Estate Tax Surcharge Increase-2024
Dear Board Members:
Enclosed please find the proposed Real Estate Tax Surcharge Increase for Shady Lake Park for the above referenced application.
The Real Estate Taxes for the entire complex increased a total of $452.02 from 2022 to 2023. There is a total of 36 lots in the complex. Therefore, the monthly per unit increase is $1.05 per lot. This increase will be effective for June 1, 2024, or in accordance with the lease renewal date, whichever is later.
In reviewing this application, we found a complete application without any issues or discrepancies.
