RE: Plat of Survey of Weber Dubuque Farm No. 2 – Final Plat
Plat of Survey of Lot 1 & Lot 2 of Plat of Survey of Lot 1 & Lot 2 of Weber Dubuque Farm No. 2 comprised of Lot 2 of Weber Dubuque Farm, Section 10, T87N, R1E, Prairie Creek Township, Dubuque County, Iowa.
The property is owned by Dollinc, LLC and is located approximately 2.97 miles north of the City of Bernard along Callahan Road with a total of 98.35 acres surveyed. The property is currently zoned A-1, Agricultural and A-2, Agricultural Residential on approved ZC#07-10-26, rezoning 3 acres to A-2, Agricultural Residential to allow them to sell that to a family member so they can build a new home and continue to assist in the farming operations.
The plat creates 2 lots. Lot 1 has a total of 3.22 acres surveyed and will be sold to a family member. Lot 2 has a total of 95.13 acres surveyed with several agricultural buildings and will remain in current ownership and agricultural use. Lot 1 will use an existing field entrance, with a pending residential entrance off Callahan Road. Lot 2 will use several existing field entrances along Callahan Road.
On October 20th, the Dubuque County Zoning Commission recommended approval of the Final Plat of Weber Dubuque Farm No. 2 by a unanimous affirmative vote of all members present, 5-0.
2-31.3 Minor Subdivision. Any subdivision in which no new streets, or other rights-of-way, public or private, are proposed and which does not require the construction of any public improvements and which does not qualify as a simple division, shall be classified as a minor subdivision.
Staff Comment: The Final Plat of Weber Dubuque Farm No. 2 qualifies as a minor subdivision because previous plats of survey established lots in the original aliquot parts.
