| 2. Guide development form | Question 2A. Does the land form defensible boundaries along its edges that defines or would influence the pattern of development or is there an alternative? | Answer 2A:
Yes. The Grand Union Canal and Little Glen Road form the current defensible boundary along much of the north and eastern edge of the parcel. There are however existing developments south of these features, including residential dwellings, and a storage and recycling facility. While these developments are outside the wedge itself, they nonetheless represent an incursion past the established physical feature of the road. The River Sence forms a clear physical boundary along part of the Southern edge however the associated flood zones mean that development of this area is impractical.
The southwestern part of the wedge which extends South of the River has less of a defensible boundary. The built up area here has a somewhat irregular pattern and is only defined by property boundaries, which are reinforced by tree lines in parts. |
