The site is located outside of the Area of Separation on the southern edge of Cosby. It sits on the Eastern side of the M1 motorway, so the main gap present between the settlements would be maintained. The site does not extend further south than the extent of the existing Area of Separation.
The impacts are not considered to have a significant effect on the land's contribution to the Area of Separation.
