This site is a proposed strategic allocation covering a large area to the West of Stoney Stanton and extending through the area of separation between the existing settlements. From information currently available it is understood the development would be separate in character from Stoney Stanton, however some infrastructure may run through the existing designation. Further east of the allocation, Stoney Cove would also remain as an intervening feature between the settlements, helping to safeguard their character and identity in this location.
Careful design will be required however as built development within the existing area of separation may have a significant impact on its function. It is considered the impacts are likely to affect the scoring contribution of the land from Strong to Moderate/Strong, although the detailed design will need to be carefully considered.
Cumulative Impact of Proposed Sites in Parcel:
N/A. Only one site proposed.
Impact of Proposed Sites on Contribution Scoring
AoS (a)
Existing Contribution With Allocation Impacts
Strong Contribution Moderate/Strong Contribution
There may be potential to extend the Area of Separation further to the southwest and along west edge of Stoney Stanton to preserve a gap in this location and maintain the character and identity of the new and existing settlements. The specific area would be influenced by the detailed design and layout of the proposed development.
