Area of Separation (d) Between Cosby and Whetstone
Question
Answer
Question 1: Does the land fully separate the two settlements and are there physical features to prevent merging?
Yes. The land fully separates the two settlements. The M1 motorway runs north to south through the land and is on a raised embankment with buffers of trees along much of its extent, providing a barrier of separation. Part of the disused railway and its embankment forms a section of the northwest boundary of the area and is a physical feature on the edge of Cosby, although some development extends eastwards beyond this (but outside the Area of Separation).
Question 2: Does the land have an open and undeveloped character and are there areas of intervisibility?
The land is generally very open. Whetstone golf course is more formalised in character, however still affords open views across its green courses. The course is publicly accessible along Public Right of Way Z77/2 where this openness can be appreciated. There is some built development in the form of the golf course club house and the Saffron Dynamo Football club house (although it is acknowledged these are associated with outdoor sport),
