Area of Separation (c) Between Lubbesthorpe, Leicester Forest East and Thorpe Astley

Question Answer

Question 1: Does the land fully separate the two settlements and are there physical features to prevent merging? The land forms a clear identifiable corridor separating New Lubbesthorpe and Leicester Forest East. New Lubbesthorpe is under construction although is planned to extend out further to the east near to the motorway. The designation extends beyond the M1 motorway to the East and safeguards a buffer either side of the motorways between the proposed edge of Lubbesthorpe and Thorpe Astley. The land does not separate Leicester Forest East from Thorpe Astley. Leicester Forest East extends eastwards over the M1, north of the Area of Separation, and links to Thorpe Astley in this area. The land includes some sustainable drainage ponds and features located between Forest House Lane and Forsa Close/Hebrides Drive built in relation to the New Lubbesthorpe, which would prevent development taking place here. The land does however have an expansive open and undeveloped character, that serves as clear divide between the two settlements. A hardsurfaced sports court is present however just off footpath V82 around halfway into the wedge and the M1 is a feature running through the eastern part of the area.
