This application is being bifurcated, with the Applicant seeking use variance approval at this time and intending to seek subdivision approval at a later date.

We note that the Applicant has bifurcated this application and is solely seeking Use Variance Approval at this time.
Should this use variance application be approved, then the Applicant will be required to submit a comprehensive subdivision plan.
Therefore, this Engineering Review will be limited to general concerns at this point based upon the materials submitted.
We note that the Applicant has not provided a survey of the subject property as part of this application. A current survey depicting existing site conditions shall be submitted for review.
The Applicant shall provide testimony on all previous approvals for the subject lot, if any.
The Applicant shall provide testimony on all existing or proposed easements, if any.
The Applicant shall provide testimony on any active or anticipated approvals from outside agencies.
We defer all fire-related matters to the Township Fire Official.
