In the event said index ceases to be prepared and published, then the Rent shall be adjusted in accordance with the most comparable index then in existence. The CPI increase does not affect the Lessee's continuing obligation to pay Percentage Rent as set forth in Article 5.2 of the Lease, as amended.

Except as specifically modified herein, all other terms, conditions, covenants, rights, and obligations of the Lease, as amended, shall remain in full force and effect.
