liabilities and obligations under this Lease except for Tenant's indemnification obligations under this Lease and Tenant's obligation to restore the Premises under this Lease.

2.04 Expiration. This Lease shall automatically terminate at the end of the Initial Term, unless renewed in accordance with this Article. In the event this Lease is renewed, this Lease shall automatically terminate at the end of the Renewal Term.

Article 3 Premises

3.01 Leased Premises. Authority hereby demises and lets to Tenant, and Tenant hereby rents from Authority that Premises consisting of approximately 0.23 acres (approximately 10,000 square feet) tract of land, which land is more specifically described as Tract A on the attached Exhibit A (the "Premises"), together with a non-exclusive easement for pedestrian and vehicular ingress and egress to and from the Premises and for the installation and maintenance of utilities, cables, conduits, and pipes, for the sole purpose of providing fiber optic communication services, under and across the Authority's land to and from the Premises. Unless otherwise provided herein, the easement area shall be considered a part of the Premise. In the event Authority and Lessee do not agree in writing on a final Exhibit A, this Lease shall be null and void.

3.02 Use of Premise. The rights granted hereunder are expressly limited to the improvement, construction, maintenance, and operation of the Leased Premises for the sole purpose. Tenant agrees that the Premises shall be utilized solely for the uses permitted herein and for no other purpose whatsoever. Tenant shall not provide any products or services that are not specifically authorized by this Lease.

3.03 Additional Rights of Use. In addition to the specific right of use granted above, Authority hereby grants to Tenant the following general privileges, uses, and rights, all of which shall be non-exclusive and subject to all terms, conditions, and covenants of this Lease:

  • The general use, in common with other tenants and users of the Airport, facilities and improvements which are now or may hereafter relate to or appurtenant to the Tenant use of the Premises in connection with its operations hereunder, which areas shall include public roadways, sidewalks, or other public facilities appurtenant to the Airport that are not specifically leased to or under the contractual control of others.
  • The right of ingress to and egress to and from the Premises over and across common use land or public roadways serving the Airport. The right of ingress to and egress from the Premises shall be subject to such laws, rules, regulations, fees and charges, and orders, as now or may hereafter apply to at the Airport.

Except as expressly set forth in this Section, nothing in this Lease shall be construed to grant or convey to Tenant the right to use any space or area improved or unimproved which is leased to or under contractual control of a third party, or which Authority has not leased to Tenant herein.

3.04 Right of Use Standards. Tenant shall maintain the Premises and conduct its use
