Each of these sites form part of the University's estate and feasibility studies have been progressed for each of the sites. Owen's Park and Whitworth Park are existing PBSA sites where existing bedspaces have either been mothballed or are coming to the end of their operational life as buildings. Through redevelopment, there is an opportunity to increase densities and deliver net additional bedspaces on a form that will be successful and meet the required standards for their students."

With regard to their own position, it was noted that pressure has been increased due to ‘unplanned growth’ in student numbers whereby the adoption of expected A-level grades during the recent pandemic meant that more students met the grades needed to be awarded their places at this highly competitive university. The context here is that the University typically offers more places to students than they have on a course, based on required grades, in the knowledge that there will always be a proportion of students who ultimately fail to make those grades. The absence of this natural filtering has meant more students and that has been felt most acutely in this academic year with all students now back on campus and studying in Manchester (rather than remotely as in previous years)."
