            "text": "6.42 Audits: The University shall be informed by Follett of any audit by Follett of its records and operations at the University. The University shall receive a full report of any such audits. The University or its designee shall have the right to conduct its own audit of Follett's records and bookstore operations by giving seven (7) working days' notice to Follett. The University shall notify Follett in writing, of any deficiency made known as a result of said audits. If the University should uncover the under-reporting of sales by more than 5% percent, per fiscal year, the cost of such an audit shall be at Follett's expense."

            "text": "7.1 University will provide and maintain an appropriate, safe and habitable location, in accordance with all applicable laws and regulations. University will make available to Follett all existing furniture, fixtures, equipment, shelving, lighting, flooring, plumbing, power and HVAC. University shall also keep the building in which the Stores are located in compliance with all fire, building and electrical codes and regulations, including regulations governing fire alarms, smoke detectors, fire extinguishers, fire suppression and sprinkler systems, water pressure, plumbing and electrical service. University shall be responsible for any loss or costs resulting from failure of the building to meet applicable building codes and regulations. University is responsible promptly for remedying any hazardous materials issues that arise during the Term. University further states that it has no plans to relocate campus stores in the next five (5) years."
