            "text": "This section organizes recommended actions into two groups, Master Plan Recommendations and Long-Term and Policy Recommendations. Many of these recommendations will involve physical changes and improvements to the public realm including but not limited to roadways, sidewalk, trails, and other public spaces. Some of the recommendations are aimed at improving design and character in the private realm through regulatory actions. Others are more focused on long-term initiatives that will be more relevant and likely once other actions are implemented. All the recommendations in this section were developed after significant input from the project team, key stakeholders, and members of the community."

            "text": "The first 15 recommendations in this chapter comprise the Master Plan Recommendations and are identified on the district's overall master plan, which is included on the next page. The majority of these recommendations are aimed at improving the public realm, using the existing rights-of-way. These recommendations include streetscape improvements, new trails and trail extensions and green infrastructure. The installation of the gateway features as outlined in Section 4 and the implementation of the W 8th Street Streetscape Master Plan as illustrated in Section 5 are also included in the first group. Other recommendations in this group are aimed at coordinating improvements to the private realm for specific locations, including residential and mixed-use infill development and green space improvements at the Montessori School."
