These relate to lower, middle and higher viability areas. Grey belt sites are treated as green belt sites, not brownfield. The evidence indicates what levels of affordable housing a particular area can viably provide, in line with national guidance which stresses that planning policies should not undermine the viability of the plan. Where it is robustly demonstrated that the provision of affordable housing would make a scheme unviable, the requirement for a lower level of provision of affordable housing will be considered in line with the policy. In these exceptional circumstances, a clear justification supported by an independent viability assessment will be required. The costs of subsequently reviewing this work on behalf of the Council will be borne by the applicant.",

Property prices in Stockport have historically remained broadly in line with national averages. As of November 2025, the average property price in Stockport was £306,725 which is approximately 23% higher than the average price seen in Greater Manchester (£236,016) and approximately 4% higher than the national average (£293,913).
